Book the proof. Not the masterplan.
Fifty thousand guests in 2025, against a plan of three hundred thousand. Eleven resorts are trading. The bill is a Maldives bill, plus a Gulf connection, minus the wine.

Fifty thousand guests in 2025. The plan for the year was three hundred thousand, under a ceiling of one million that the masterplan may never meet. That is a shortfall of about eighty-three percent, and it is the only honest way to read the coast. The Red Sea is not a country that filled up. It is a proof of concept that is open, priced at the top of the world, and still mostly empty of the crowd it was drawn for.
Two and a half years after the first guest, eleven resorts are trading. Occupancy touched eighty-two percent in the last days of Ramadan. That figure is the Kingdom travelling to its own shore, not Europe discovering a reef. Domestic trips were seventy-eight percent of Saudi tourism in the first quarter of 2026. The West has not priced that market in. The rate already has.
The bill that is not on the villa page
Entry sits near nine hundred dollars at Six Senses Southern Dunes and above two thousand for a St. Regis villa. Nujuma, the Reserve, runs from about one thousand seven hundred on the beach to two thousand three hundred and fifty over water — before a five percent municipality fee and fifteen percent VAT. Put both on two thousand three hundred and fifty and the night is about two thousand eight hundred and forty, before the seaplane. A five-night file, three on an island and two on the dune, is six to twelve thousand dollars for two, before the flights that get you to the Kingdom.
The question is no longer whether the Red Sea is real. The question is what it costs, when to go, and whether you should go before the crowds it was designed never to have.
The route is still a hub
Red Sea International is not a trunk airport. The brief counts about twenty flights a week, to Riyadh, Jeddah, Dubai, Doha and Milan. Milan is one city. It is not a European mainline. Until London or Frankfurt lands as metal, the stay begins in a Gulf hub, then an electric car to the coast, then a boat or a Fly Red Sea seaplane. Budget the transfer as a room night. The islands are not the fragile part. The timetable is.
Phase Two — the jump from the first wave toward eighty resorts — is on review at the Fund. A decision is not expected until the 2026–27 season has been read. We do not book a review. Book the houses that have a rate, a transfer and a month. The international wave arrives with the first real European trunk route. After that, the early-visitor premium is gone. The window is measured in seasons.

The last line
The desk can ask. It cannot invent a door.
Where the house is open, that is the official rate and the privileges that house actually honours. Where it is not open, the answer is that it is not open. Miles and status are not a promise on a project with no reservations.
