Book the shortage. Not the million.
About three hundred and twenty thousand visitors in 2025, against barely a thousand hotel keys. Habitas ran at eighty-nine percent. The plan for 2030 is a million people. That plan is not a room.

Book the shortage. AlUla closed 2025 at about three hundred and twenty thousand visitors, fifteen percent above the year before, against barely a thousand hotel keys. In the second quarter, while the market sat near sixty-six percent, Habitas posted eighty-nine and Banyan Tree eighty-two. The Office's line is the right one: nothing comparable in the region sells out this predictably, this far from a beach. The Red Sea's plan was three hundred thousand and the coast received fifty. The oasis is the opposite arithmetic. Do not pack them as one mood.
The rate ladder runs from about four hundred and eighty dollars to fourteen hundred. Habitas, ninety-six villas, is the lower door of that ladder, four hundred and eighty to seven hundred. Banyan Tree holds the canyon at nine hundred to fourteen hundred. There is no four-star floor underneath them. The cheapest acceptable bed is already a premium bed. The domestic guest is a short events-led stay, about two nights. The international guest stays three nights or more, spends about two thousand one hundred riyals a day, and pairs the oasis with Jeddah or the Red Sea. Twenty-eight percent of arrivals are international. The rest is the Kingdom.
The throttle is the runway
AlUla International, in the winter, is about six cities and twenty-seven flights a week: Riyadh, Jeddah, Dammam, Dubai, Doha, Cairo. In December 2025 the terminal lifted capacity to seven hundred thousand passengers a year. A second terminal is drawn for six million, with international customs hoped for by 2028. Until a European trunk route is metal rather than a press release, the stay begins in the Gulf or in the Kingdom, or on the three-hour road from Medina. The airport is the product's throttle. Every new rotation becomes a sold-out week. It does not become a spontaneous one.
AlUla is the one Saudi destination that sells out. Roughly three hundred thousand guests at the highest desert rates in Arabia, against a plan that speaks of a million.
The Commission wants a million visitors by 2030 and five thousand keys by 2035. That is a policy, funded in part by a six-billion-riyal tender. It is not a booking. The play for the next two years is to hold a key before Sharaan, Aman and Six Senses — none of them open — reprice the ladder. From twenty thousand visitors in 2020 to three hundred and twenty thousand is a managed curve, not an accident. Demand is being kept half a step ahead of the beds. Allocation is the currency. A discount is how you know you asked for the wrong month.

The last line
The desk can ask. It cannot invent a door.
Where the house is open, that is the official rate and the privileges that house actually honours. Where it is not open, the answer is that it is not open. Miles and status are not a promise on a project with no reservations.
