Forty-eight rooms is a pipeline
The planning regime approved forty-eight new rooms in the whole of 2025. Cheval Blanc has already moved the ceiling. Fregate, in October, is the reopening that matters.
Forty-eight new rooms, in a year, is the pipeline. There is no land auction and no volume target. What arrives comes at the top. The sixth Cheval Blanc opened on the first of December 2024 at Anse Intendance, on Mahé, on the ground where a Banyan Tree had been. Fifty-two villas, drawn by Jean-Michel Gathy, each with a thirteen-metre pool. Five restaurants, the first Guerlain spa in the country, the largest children's club in the islands. LVMH did not add a resort to a beach. It repriced Mahé until Mahé could be mentioned next to a private island.
Fregate reopens in October 2026 after five years of rebuilding: fourteen pool villas and three estates, seven beaches, three thousand five hundred giant tortoises. La Réserve follows in December on Praslin, Michel Reybier's first resort outside Europe, and it may not keep the name. Meliá at Eden Island is the other 2026 door — a hundred and twenty keys and residences over a marina, premium rather than ultra, and the first time this country has sold a branded apartment as part of a hotel. Avani Barbarons and Niva Labriz, the old Labriz on Silhouette, are renovations. They are not a new idea.
What to leave
Canopy by Hilton at Anse à la Mouche is a hotel you can book: a hundred and twenty rooms, open since March 2024, the brand's first resort, on the bay. It is a Mahé stay. It is not the private-island shelf, and it will not cheapen North Island. Waldorf Astoria Platte is open as well: fifty villas, and the only private island the Office will let you book on points. Still ahead are Fregate in October, La Réserve in December, and Meliá at Eden Island. Four Seasons Petite Anse and Mango House are names for 2027.
Corrected 18 October 2026. An Office file dated 6 August 2026 still called the 2021 signing undated. Hilton announced the opening on 20 March 2024. Seychelles Nation dates the doors to 15 March and the inauguration, with the president, to 27 March. The house marked a year in April 2025.
