Go this winter. The Guggenheim has not opened.
The island is full enough. The rate is not. Abu Dhabi held its occupancy when Dubai did not, and the discount outlived the shock by two quarters.

Go this winter. Saadiyat's occupancy is back to where it stood before the February airspace shock. The rate is not. It still sits ten to fifteen percent under February. Dubai's top tier has already given that discount back. This island has not, and the Office thinks the gap lasts about two quarters. That is the stay. The beach is nine kilometres long and it will still be there after the price moves.
The emirate, not the island alone, received 5.9 million hotel guests in 2025, up 2.2 percent, with international guests up 10 percent. India was first among them, then Russia, the United Kingdom, China and Saudi Arabia. Those are Abu Dhabi's figures. Do not read them as Saadiyat's private book. What the island does have is a guest the Office describes as older, wealthier, and longer-staying than the person who finds Dubai loud. The GCC weekend never left. European winter sun is back to about eighty-five percent of its pre-shock lift. The floor of the market is the region. The discount is what the long-haul guest is still being offered.
What the Office will not price for you
There is no tax stack in the brief, and we will not invent one. There is no villa rate by flag in the pages we are using. Six flags trade: St. Regis, Park Hyatt, Rixos, Jumeirah, Rotana, Nobu. The published comparison is not between them. It is between this winter and February, and between this winter and next year's museum. November to March is the premium window, the beach in the high twenties. October, April and May sit twenty to thirty percent under the peak, on the same sand and in the same museums. The festive weeks inside the peak do not discount. Ask for a bargain then and you are in the wrong month.
Saadiyat is the Gulf's defensive beach: museum-anchored demand, a landlord who controls every parcel, and a discount Dubai has already lost.
The airport is twenty-five minutes, Zayed International. The Office also calls the shoreline ten minutes from a capital. Those are different measurements. Use the first for the flight and the second for the fact that this is not a remote island. It is a beach with a museum district, held low-rise because one developer owns the land. Book the lag in the rate. Do not book the Guggenheim. It is not open.

The last line
The desk can ask. It cannot invent a door.
Where the house is open, that is the official rate and the privileges that house actually honours. Where it is not open, the answer is that it is not open. Miles and status are not a promise on a project with no reservations.
