There is no domestic market
The aviation system is one of the strongest on earth, and the city cannot replace it. When the routes became unbelievable, occupancy went from the mid-eighties to twenty-three in weeks.
Dubai has no domestic market that can replace a long-haul tourist. That is the sentence under the shock. The hub is one of the strongest aviation systems in the world, which is why nineteen million people can arrive, and why they can also not arrive. Western Europe is about a fifth of them. The GCC, the CIS and South Asia are about fifteen percent each. MENA is eleven. North-east and South-east Asia, nine. The Americas, seven. None of those shares is a country drive. When the regional escalation made the routes feel impossible, the hotels did not have a second guest. Occupancy went from 84.8 percent in January and February to 22.8 in the week ending the fourteenth of March.
The product did not worsen in those weeks. The beach, the desert and the tower were the same objects they had been in the strongest December since 2006. What worsened was the belief that the trip could be completed. The Office scores the fundamentals of the destination at the top of its own scale and the present demand, in July, much lower. Autumn, it says, cannot be read as an ordinary high season. It will be decided by airspace, by which airlines return, and by perceived safety. Q4 will show whether March was a short shock or the start of a longer volatility. A guest does not need to score it. A guest needs a rate that can be cancelled.
Saadiyat, in the previous number, held its occupancy and kept a discount Dubai's top tier had already given back. That comparison still stands, and it is not a reason to blur the two cities. This one is the spectacle, the hub, and the negotiation with a closing date. The other is a beach that sleeps. If you want the loud product, buy it now, flexible, on a named shelf. If you want the quiet one, you are in the wrong file.
