Those are two counts. The useful paradox is that the product being built with the most value is the smallest. Aman Dubai, eighty suites, 2027. Janu, about a hundred and fifty keys, the same year. Jumeirah Asora Bay, a hundred and three, filed out toward 2029. Six Senses The Palm, sixty-one keys and a hundred and sixty-two residences, aimed at September 2026. Baccarat, a hundred and forty-four keys, 2027. SHA Emirates, a hundred and twenty suites, 2027. Rosewood on the Peninsula, a hundred and ninety-five, 2029. These are houses. They are not a district.
The other shape is already here. Ciel, in Dubai Marina, opened on the seventeenth of November 2025 with 1,004 keys, called the world's tallest hotel, and an entry the Office puts near two hundred and eighty dollars. Mandarin Oriental Downtown opened ten days earlier, two hundred and fifty-nine keys in the Wasl Tower. MGM's island, about fourteen hundred keys, is drawn for 2027. The Office calls 2026 a write-off for the development math and 2027 the absorption test. Projects that open into that indigestion will discount for years. A traveller should hear that as a classification, not as a tip to wait. The small houses will hold a rate. The large ones may not. Waiting for 2027 to be given a cheap Aman is how you miss both.
What is already a room
Book what is open, in the window that is still soft, and leave the tallest hotel to the person who wanted a height. Ciel's rate is an entry, not a secret. Six Senses in September is sixty-one keys: if it opens on time it will not need you. Aman in 2027 will need you even less. The renovation the Office is watching does more for this autumn than any debut: supply at the top is tighter than the headline of 152,000 rooms, because houses are in works. A closed floor is not a new flag. It is simply a room you cannot have.
