A destination that skipped the village
Saint-Tropez was a fishing town. This coast was a drawing. The reef has a veto. The charm has to be programmed. That is the bargain, and it is still the early side of it.
The resort project skipped the village. That is not the same sentence as 'nothing was here'. The coast had a life before a sovereign fund drew a hotel on it. What the guest cannot buy is the accident a fishing town accumulates: a boatshed that became a restaurant, a street that was not designed. Saint-Tropez was a port first. This destination was financed as a product. The Office is right to call the resort an expensive experiment. The guest should hear that as a description of the project, not as a claim that the territory began on a slide.
The Library's numbers are the constraint, not the dream. Red Sea Global holds twenty-eight thousand square kilometres and is committed to develop less than one percent of them: twenty-two islands out of more than ninety, nine of the rest held as conservation. A million visitors a year is the cap at The Red Sea, half a million at AMAALA. The realistic volume for 2030, on the Office's own maths, is five to seven hundred thousand. The cap was a conservation sentence. Demand is the smaller number. Do not pay as if the cap were already a crowd.
The veto, and the missing accident
The reef is the fourth-largest barrier system in the world. A marine institute can stop a resort activity. Single-use plastic is banned across the destination. In August 2026 Shura took five LEED Platinum marks and the first DarkSky resort certification. These are credentials, and credentials are what a high rate wears. They are not the same thing as a finished conservation gain. The Library is explicit that a thirty percent net gain is a target, not an outcome. We quote it as a target.
The risk is that a destination designed in an office lacks the accidents that make a place loveable.
There will be no boatshed that became a restaurant. The answer on offer is programmed: Saudi kitchens, a local workforce, festivals that have to be invented because there is no old town to host them. For the traveller this is still the early side of the bargain. The coast is uncrowded because the plan of three hundred thousand did not happen. It will not stay a secret if a European trunk route arrives and Phase Two is released. Go for the reef, the empty sand and the houses that exist. Do not go for an atmosphere that had time to happen by itself.

Where the house is open, that is the official rate and the privileges that house actually honours. Where it is not open, the answer is that it is not open. Miles and status are not a promise on a project with no reservations.
