Eleven are trading. Five change the file.
A pipeline is how a fund raises the next phase. A traveller needs the houses with a door, a rate and a transfer — and one 2027 name to leave alone.

The slide says fifty resorts by 2030. The register says eleven are taking guests. Those are different documents. One is a capital plan. The other is a place you can sleep. This issue books the second.
Already a stay
Six Senses Southern Dunes, seventy-six keys, November 2023: the first door, on a dune, solar, the proof that the coast could open at all. St. Regis on Ummahat, ninety villas, January 2024, drawn by Kengo Kuma in timber — the house that proved the seaplane. Nujuma, a Ritz-Carlton Reserve, sixty-three villas, May 2024: the first Reserve in the Middle East, and the rate ceiling. Shebara, seventy-three steel pods, November 2024, a reef thirty to forty metres off the beach, priced under the flagships. The Library does not file those pods with Kuma. Kuma's Red Sea house is the St. Regis.
Shura is the social island, reached by a bridge of about twelve hundred metres, not by a romance of isolation. Four Seasons opened there in May 2026 — one hundred and forty-nine rooms and thirty-one residences. Miraval followed, one hundred and eighty keys, the brand's first house outside the United States. Hyatt chose this coast for that debut. That is a fact about demand for wellness, not a fact about silence.
AMAALA, and the name to leave
A hundred kilometres north, the sister destination is no longer a rendering. Four Seasons AMAALA opened on the fifteenth of June 2026. Six Senses followed on the eighth of July: one hundred pool suites and three thousand square metres of wellness floor. Equinox, Rosewood and Nammos are the rest of this phase. Clinique La Prairie is behind them. The visitor cap at AMAALA is half a million, not the Red Sea's million. Book it as a second destination with a harder wellness brief, not as a suburb of Ummahat.
Aman Red Sea is 2027, a private island in the outer archipelago, the group's second Saudi house after AlUla. It will test whether the coast can hold two Aman-rate properties. There is no rate file. Leave it until there is.

TIO · Red Sea openings →The source is the file. This page is the reading. An operator is the right source for an opening date and for what the rate includes. It is not the last word on ecology, on history, or on its own success.
The last line
The desk can ask. It cannot invent a door.
Where the house is open, that is the official rate and the privileges that house actually honours. Where it is not open, the answer is that it is not open. Miles and status are not a promise on a project with no reservations.
